Questions, answered.

Are you a licensed real estate agent or broker?
No. The Lead Connector Lab operates as a principal-party deal connector and dispo partner — we're either buying/assigning interests in properties or JV-ing with wholesalers who are. We do not represent buyers or sellers in agency transactions.
How do you get paid?
Two ways. With wholesalers, we JV on assignment fees (typically 50/50) — disbursed at close through the title company per a written JV agreement signed before we market the deal. With buyers, we may collect a flat finder's fee on deals we source end-to-end. All fees are disclosed upfront. No hidden charges.
What markets do you serve?
We serve Michigan — with a primary focus on the Detroit MSA (Wayne, Oakland, Macomb counties). If a deal or buyer is outside Michigan right now, we're not the right fit yet. Check back as we grow.
How quickly will I hear back after submitting?
Buyers: within 24 hours to schedule a 15-minute intake call. Wholesalers: within 2 hours during business hours (faster on active deals). We move fast because we know you do.
Do buyers need proof of funds?
Yes. Before we send deal packages, we verify POF — bank statement, hard-money pre-approval letter, or DSCR pre-qual. We only send deals to buyers who can actually close.
What happens if a deal I submit gets passed on?
If your deal doesn't match our active buyer criteria, we'll tell you honestly and quickly — usually with feedback on why (pricing, location, rehab scope). No ghosting, no wasted time. You keep the contract and can take it elsewhere.
Can I work with you if I'm just starting out?
Buyers: yes, as long as you have verifiable funding and a clear buy box. Wholesalers: we prefer operators who have locked at least one deal before — but if you have a real property and are acting in good faith, submit it. We'll evaluate the deal on its merits.
